Preheat your oven to 375°F (190°C). Lightly grease a 9x9-inch baking dish or similar-sized oven-safe dish with butter or non-stick spray.
In a large mixing bowl, combine the strawberries, blueberries, and peaches. Add the granulated sugar, brown sugar, cornstarch, cinnamon, and vanilla extract. Toss gently until the fruit is evenly coated. Set aside.
Transfer the fruit mixture to the prepared baking dish and spread it evenly. Dot the top of the fruit with the 2 tablespoons of unsalted butter, cut into small pieces.
